The Tennessee Senate has passed a bill making it easier for property owners to remove squatters. Senate Bill 0795 gives county sheriffs the authority to serve a notice to the illegal occupant and then return the property to the owners in as little as 72 hours. Currently, homeowners must initiate a judicial eviction which can be a lengthy process costing thousands of dollars in legal fees. The bill is set to take effect on July 1, 2024.
